My name is Mike Day. I have a degree in architectural design from the UK and for the past 15 years I've been working in the Creuse area of France with my property design, renovation and planning service. Pre-Purchase Surveys.

This is simply an initial site survey which helps you answer the question: "Should I even go to the next stage with this property?" I perform what's called a non-intrusive survey. So I don't lift floorboards or scrape away plaster. Instead I look for obvious signs of damage. I also use my sense of smell to uncover potential problems like damp, rot and sewage issues. This is a cost-effective way of getting an experienced eye (and nose) to review your potential purchase. My written report includes photos.

Certificats d'Urbanisme.

A Certificat d'Urbanisme study enables you to find out if a piece of land could be used for construction purposes. This can be a complicated process depending on the land in question and the commune. There is no guarantee of success ... but obtaining a CdU can increase the value and usability of your land. My service includes meetings with your mairie and the relevant planning department.

Price by agreement, starting at 2699 euros within my 'standard working area' (see bottom of page for map).

Declaration Prealable.

If the work you want to do on your property is creating less than 20 square metres of habitable space, then a Declaration Prealable is normally all that is required. The declaration is normally applied for with smaller projects like extensions, conservatories, building a garage or creating a garden summer house. With this service I handle the design, complete the planning application and deal with the planning department.

Price by agreement, starting at 4294 euros within my 'standard working area' (see bottom of page for map).

Permis de Construire.

For projects which add between 20 sq metres up to 150 metres of habitable space, I can offer the complete service for obtaining a Permis de Construire. My fixed fee includes a site survey, photos, topgraphic plans, design/construction plans and 3D visualisation, plus all the necessary documentation for the planning department.

Price by agreement, starting at 4785 euros within my 'standard working area' (see bottom of page for map). Please note that projects over 150m2 can be undertaken, but are subject to a higher fee.

Fosse Applications.

When buying an older property, quite often it will be stipulated that the 'fosse septique' system which handles bathroom and kitchen waste will need to be updated or replaced within a certain period of time. Defining the right system can be complex as it depends on factors like the number of occupants of the house, the permeability of your soil, proximity to stream, plus other factors. My service includes an onsite meeting with the relevant water authority, providing documents and plans for your application and, if necessary, introducing you to artisans who can handle the installation.

My guideline price is 500 to 1000 euros within my 'standard working area' (see bottom of page for map).

Measured Surveys.

If you are thinking of renovating and maybe redesigning the interior of your property, my measured survey service will give you exact dimensions which you can share with interior designers and/or builders.

Interior Design.

As a UK trained architect I can help you develop your interior design ideas, mixing creativity with a practical approach of what is and is not possible. I will help you find innovative ways to make the best use of your individual property.

Thermal Inspection.

With energy costs soaring, my clients are keen to find ways of cutting their heating bills. I have a thermal imaging camera which can detect where is heat is escaping from your home, and suggest remedial action. I can also help to make you aware of any energy efficiency grants which are available.

Project Management.

If you decide to undertake a building project, I can provide a service for sourcing and organising the relevant trades, and monitoring the timescale and quality of the work. Your financial and legal relationship will be with the individual tradespeople, but I can act as your focal point for managing the various strands of the project.

I can help you with ideas to maximise the potential value of a property you are selling, and also advise on how to go about selling your property. If you are buying a property, I can research potential properties, including site visits, in order to provide you with a shortlist in your chosen area.

My 'standard working area' is within a 75 kilometer radius of Aubusson. This covers the major towns of La Souterraine, Gueret, Bourganeuf, Eymoutiers and Saint Ours.

I can travel further afield (say to the Dordogne area), but please note this involves extra cost as per my fixed charges of 43 euros an hour and 86 cents a kilometer.
